How a custom home build goes
Every lot and set of plans is different, but most new homes go up in the same order. You work with the owners the whole way, and any change to the work or the price is put in writing before that work starts. Alex and Sergei do the framing, plumbing, electrical and finish work themselves, and they hold Colorado plumbing and electrical licenses. The foundation and the roof go to concrete and roofing crews we work with regularly.
Lot & plans
We walk the property with you. Tell us what plans or drawings you already have. At the walkthrough we explain what the job still needs.
Engineering & permits
When the job requires it, a qualified engineer designs the foundation and framing. The plans go to your city or county for a building permit. We handle permits and coordinate inspections where required.
Foundation & framing
Digging comes first, then the concrete crew pours the footings and foundation. We frame the floors, walls and roof ourselves. Roofing, windows, doors and siding close the house in against the weather.
Heating, plumbing & electrical
These go in while the walls are still open. We line up the heating work and the inspections before the walls are closed.
Finishes
Insulation, drywall, cabinets, counters, tile, floors, trim and paint, built to the selections you made.
Final walkthrough
After the final inspection, we walk through the finished house with you and go over anything that still needs attention. Our work comes with a 2-year workmanship warranty.
A custom home we built in Arvada
This is a custom home we built in Arvada. Out front, a covered wood porch with timber posts and railings sits against stacked stone and blue lap and shake siding.
Inside, wide-plank hardwood runs from the living room and its stone fireplace to the dining area and kitchen. The kitchen has white shaker cabinets, a large island, a gas range with a pot filler and a separate nook for a beverage fridge. Upstairs, a large bedroom suite opens to a balcony, and one bath has a freestanding tub and a glass walk-in shower.
That is one home. Your layout and finishes will depend on your lot, your plans and your budget.

What to bring to the first conversation
Tell us whether you already own a lot, have drawings or are still deciding between building new and remodeling. A few details up front help us give you a useful estimate.
- Property: the address, any site information you have and anything you know about access or utilities.
- Plans: the plans or drawings you already have, who is drawing them and which decisions are still open.
- Priorities: the rooms, storage, outdoor spaces and finishes that matter most to you.
- Budget and timing: a working budget, when you hope to move in and how much room you have for approvals and material wait times.
Still weighing your options? Compare a new build with whole-home remodeling or a home addition or kitchen extension.
Custom home building questions
Can I contact you before my plans are finished?
Yes. Share what you have, including the property location and your goals. The first conversation sorts out what still needs to be decided before a detailed estimate and schedule.
Are you licensed and insured?
Yes. RSRT is licensed and insured. We hold contractor licenses in Superior, Boulder, Broomfield, Arvada, Thornton, Lakewood and other towns. Send the property address and we will confirm licensing for your town. We also hold a commercial contractor license and take on commercial work.
Is there a warranty?
Yes. Our work comes with a 2-year workmanship warranty.
Do you build outside Arvada?
Yes. We work across Boulder County, Broomfield and the northwest Denver metro. Check our service area and send the property address so we can confirm.
Is a custom home estimate the same as a remodeling estimate?
Both need a clear scope, but a new build also depends on the site, utility work and complete building plans. Ask what the estimate covers and which costs or selections are still open before you compare it with others.
Who will I talk to during construction?
Owners Alex and Sergei are your direct contacts and stay on the job. They keep you posted on the next decisions, and any change is priced and agreed in writing before the work goes ahead.
Ready to discuss your new home?
Send the property address, your plans so far and the features you want. We will look it over and talk through the next steps. Estimates are free.
