How it works

How a commercial job is planned

You see the scope and the price in writing before any work starts.

  1. Walkthrough

Alex and Sergei walk the space or the site with you. We note what the business needs and what the building, the lease or the lot allows.

  2. Drawings & approvals

For a new building, your architect or engineer draws the site plan and the building. In a leased space, the landlord usually approves the plans first and sets rules for work hours, access and deliveries.

  3. Written scope & schedule

A line-item estimate shows each part of the work. The schedule is set with you before work starts and works back from your dates.

  4. Permits, build & inspections

We handle permits and coordinate inspections where required, as each stage is ready. Any change gets a written change order first.

Before work starts

Planning around your business

A commercial job has more people involved than a home remodel: a landlord or a building owner, the city, often an architect or engineer, and a business that needs the space by a certain date. Most of the planning happens before anyone picks up a tool.

If you are building new

A new building is planned in this order:

  1. Site and drawings. Your architect or engineer draws the site plan and the building. We price the job from those drawings.
  2. Permits and inspections. We handle permits and coordinate inspections where required, at each stage of the build.
  3. Foundation and concrete. Poured by a concrete crew we work with regularly, to the approved plans.
  4. Framing, plumbing and electrical. We do this work ourselves. Alex and Sergei hold Colorado plumbing and electrical licenses.
  5. Roof and interior. The roof goes to a roofing crew we work with regularly. We do the drywall, paint and finish work.

Doing most of the trades ourselves means fewer hand-offs between companies, and the owners who priced your building are on site while it goes up.

If the business stays open

Tell us which areas must stay open, your business hours, and when customers and deliveries come and go. Noise, dust and any time the power or water has to be off are planned with you. If some work has to happen in phases or outside business hours, that is agreed up front and shows in the estimate.

If you have an opening date

Share the date at the first call. The schedule works back from it: drawings, landlord approval, the city's permit review, material lead times and inspections. Some of those steps are set by others, like permit review time, so we point out early which ones could move the date.

What drives the cost

A price per square foot can't tell you what your job will cost. The main factors are the size and condition of the space, demolition, structural changes, electrical, plumbing and mechanical work, your finish choices, and any phased or after-hours work. For a new building, the site, the foundation and the roof add to that list. Your written line-item estimate puts each part on its own line, so you can see where the money goes.

FAQ

Commercial construction questions

Something else on your mind? Call (720) 392-4297 or ask in your estimate request.

Are you licensed for commercial work?

Yes. RSRT Construction LLC holds a commercial contractor license and is insured. Colorado has no statewide license for general contractors, so licensing is local and the rules differ from town to town. Send the address and we will confirm the license for your project's town and type of work. Plumbing and electrical are different: Alex and Sergei hold Colorado plumbing and electrical licenses and do that work themselves.

Do you build new commercial buildings?

Yes. We build new commercial buildings as well as remodels and tenant improvements. A new building starts with drawings from your architect or engineer and a building permit. See how a new building is planned.

What is a tenant improvement?

A tenant improvement, or TI, is construction that fits a leased commercial space to the business that will use it: walls, doors, ceilings, lighting, restrooms and finishes. A build-out usually means fitting out an empty space for the first time. The lease often says who pays for which parts, so send that section with your request.

Do I need drawings before I contact you?

No. Send the address, a few photos and what the business needs, and tell us what plans or drawings you already have. Many commercial jobs need drawings for the permit. At the walkthrough we explain what the job still needs. The estimate is only as exact as the scope, so the more that is decided, the closer the number.

Can you work with our architect and our landlord?

Yes. We build from your architect's or engineer's drawings and to the landlord's construction rules. Send both with your request so the estimate prices the right work.

How fast will we hear back?

We usually reply within a few hours. Then we set up a time for Alex and Sergei to walk the space or the site with you.

Where can I see your work?

Our projects page shows finished remodels and a custom home in Boulder County and nearby towns, with every photo. The same two owners plan and run commercial jobs.
